All reservations require a 2 night minimum. 1 night stays may be available with an additional $20 charge. 1 night reservations cannot be made online, please call our office at 800-646-1233. A 1 night deposit is required for all reservations.

Our rates are based on 2 adults and 2 children under age of 12 per room.
Maine state tax additional. Prices subject to change.
All rates quoted are at AAA rates.
Maximum guests allowed in room: 2 adult & 2 children under age of 17.
$10.00 a night surcharge for children 12 and over per night.
Sorry, we do not provide cribs or cots.
All weeky rentals will have a mid week cleaning only .

It is our commitment to provide for our guests a tranquil, fun and relaxing stay at a reasonable price. We want all guests to enjoy their stay. That is why we ask that after 10pm please use good judgment.

We do not accommodate 4 adults in one room. Management has the right to ask you to vacate the premises if 4 adults are found in a room or ask you to move to a larger room or suite for additional charge if available.

Check in is at 3pm. Please call 800-646-1233 prior to 7PM if you need to check in anytime after 8PM.

Special Requests: Specific room location requests are honored whenever possible but are not guaranteed.

Payments: A credit card authorization for the balance of the stay is required upon check-in. The authorization may be made by Visa, MasterCard. At check-out, the authorization may be finalized or the balance may be paid with cash. No personal checks are accepted at check-in or check-out. We do not take any other credit cards.

Security Deposits: A credit card imprint is required for incidental charges and / or possible damage / excessive clean up. Because all units are individually owned, inspections are strictly enforced at check-out. There will be charges for any loss, damages or excessive clean-up.

Cancellation Policy: 7 nights if room cannot be rented you will be charged the full amount or you may reschedule for another date. If the room can be rented there will be a $25.00 administration fee.

Smoking: A limited amount of smoking rooms are available upon request. Smoking in a non-smoking room will result in a $200.00 cleaning fee charged to the guests account.

We cannot accommodate pets anywhere on the premises. You will be asked to leave and charged a $200.00 Cleaning fee.

Please check your room before leaving for cell phone charges, clothing, cameras, jewelry etc. You cannot believe how many guests leave things. We try to call guests to advise them they have left items behind if we can’t they will be in our lost and found section. At the end of the season we donate all items left behind to charity.

All kitchen units have an inventory list, so please make sure that you do not leave with anything by accident.

All rooms have 1 additional pillow in it, located in the bureau draw. You will be charged if something is missing.

Management has the right to ask any party to vacate the premises if a disturbance is reported, drunkenness, bad behavior, foul language, glass is brought into any of the pool/hot tub facilities or the police are called. If any of the above occurs you will be charged for your complete stay and or if any damages have occurred or if a party checks out due to your behavior you will also be charged for the remainder of their stay.
